Terms & Conditions

RESERVATION AND PAYMENTS: 50% of the total amount is due to confirm your booking. The remainder is due 60 days prior to your check-in date. If you have a credit card on file it will be charged automatically unless other payment arrangements are made. Please review your reservation and make sure all the information including check in and check out dates are correct.

PAYMENT TERMS: Bank wire transfer, Credit or Debit Cards, Zelle, Personal or business checks and Cash are acceptable forms of payment. There is a $50 charge for all returned checks plus the cost of collection.

CANCELLATIONS: For any cancellation notification received more than 60 days prior to occupancy; a refund minus a $250 cancellation fee will be issued. If the reservation is canceled less than 60 days, but more than 30 days prior to the arrival date, a 50% refund will be issued. No refund will be issued if the cancellation is made within 30 days of your check-in date.

RENTAL RATES: Rates, terms and applicable taxes are subject to change prior to your booking confirmation without notice. We reserve the right to move Guest up to 30 days in advance to a comparable property or refund the Guest the amount paid.

DAMAGE WAIVER FEE:  This fee is taken in lieu of a larger refundable security deposit, and is non-refundable. This fee is not insurance. It protects you from incurring expenses related to accidental damage to your rental unit occurring during your stay. This fee offers you, our guest, as well as the owner of the home protection against accidental damages, up to $1,000. Please note, a refundable cash security deposit cannot be accepted in lieu of this fee, as this protection plan is designed to simplify the claim process, if a claim must be made. The Damage Waiver Fee will cover minor, accidental damage to your unit and its contents during your stay such as: scratches on the doors, floors or walls, broken glassware, spills, stains, and broken furniture. Each registered guest is protected by this waiver and will not be obligated to pay for reported incidences of accidental damage to the unit and its contents up to $1,000 per stay.  Intentional or careless damage to your unit is not included. Your personal items are not covered.  All damage must be reported prior to checkout.  Coverage is not provided for: Damage related to an intentional act or gross negligence. These include but are not limited to: damage caused by a party, damage caused by smoking or pets and theft or removal of unit inventory. Damage related to violation of our rental policies.  Damage to personal items. Damage caused by any person other than you or your traveling companions named on your reservation. Damage not reported immediately to management. Damages exceeding $1,000 in repair or replacement cost per stay. Loss or theft. Your Duties When Damage Happens: Take all reasonable, necessary steps to prevent further damage. Report damage in writing to management prior to check-out. Provide management with all related documentation such as a police report or repair estimate. You are responsible for all damage to your rental unit and its contents occurring during your stay not covered by damage waiver fee. Your credit card will be charged for any damage not covered by damage waiver fee.

CHECK IN AND CHECK OUT: The rental period begins at 5:00 p.m. on the day of arrival and terminates at 10:00 a.m. on the day of departure, unless prior arrangements have been made. Early check-ins or late departures will incur an extra charge of $75. The properties are professionally cleaned and inspected before and after each rental to ensure that all guests have a clean comfortable stay. Please be thoughtful of renters who may be checking in on the same day that you check out. Occasionally delays may occur during peak season.

CLEANING, MAINTNEANCE, AND REPORTING OF ISSUES: Any damage or cleaning issues noticed upon arrival should be reported to the property manager immediately. If damage or cleaning issues are not reported within 3 hours of your arrival, the cost of the repair may charged to you. Any general maintenance issues should also be reported so the unit can be kept in good repair. You must contact Oceanside Rentals to address any cleaning issues within 3 hours of your arrival. Oceanside Rentals retains the right to charge the credit card on file to cover any unreported damages exceeding the $1,000 covered by the damage waiver fee. If you experience any problems with the vacation property during your stay, please contact us and we will do our best to rectify the matter as soon as it is practically possible. Should a problem remain unresolved, you are required to notify us in writing within 7 days of your departure. No action can be taken or liability accepted for any complaints received after this period. We aim to resolve all complaints within a two month period from receipt, the details of which will be kept confidential to only the parties involved. Please note that as Florida is a tropical State, insects such as ants and palmetto bugs are occasionally inevitable, and are not cause for complaint. The vacation property is treated periodically as part of a pest and termite control program and is cleaned after each rental.

CLEANING RESPONSIBILITIES: All debris, garbage, and discards must be placed in proper containers, and containers taken to the curbside on the posted pick up days. All soiled dishes should be placed in the dishwasher. Please return furniture to the original positions and leave the unit in a neat condition. Pet-friendly units should show no sign of pet damage or require excessive cleaning. Any feces left in the yard should be removed, bagged and properly disposed of prior to check out. Pets are not allowed on the furniture and all pet hair must be cleaned prior to departure. A $200 fee will be charged if there is any report of pet hair on bedding and/or furniture.

NO SMOKING: Smoking is not allowed in any of our homes. Smoking is not allowed outside by an open window/door. Smoking is permitted on balconies as long as the doors and windows are closed. A $200 fee will be charged for cigarette butts left around the property, and a $300 charge for evidence of smoking indoors.

PEST CONTROL: The home is treated for pest on the 2nd Thursday of each month. Our pest control service has access to the property. Please be aware they will enter to treat the interior of the property. They will knock and announce their presence.

SEVERE WEATHER: We do not refund rents or deposits lost due to canceled or shortened stays due to weather. Departures due to inclement weather do not warrant refund of rent or damage waiver. We suggest Vacation Travel Insurance during the hurricane seasons. Travel Insurance is offered by third party vendors and is not offered or connected to Oceanside Rentals LLC.

PET POLICIES (Allowed in Pet-Friendly Units Only): There is a maximum of two pets per guest allowed in each unit. Guest pets must be treated for fleas and ticks prior to arrival. Guests must pick up after pets and tightly tie the remnants in a plastic bag if staying in Pet-Friendly Unit. Pets are not allowed on the furniture and all pet hair must be cleaned up prior to departure. A $200 fee will be charged if there is any report of pet hair on bedding and sofas. Guest pets must be leashed at all times when outside of the unit. The violation of any terms of this pet policy subjects the guest to additional fines or termination of the rental period. Guest pet policies and unit availability are subject to change per county and association rules and regulations at any time.COMMUNITY RULES: Guest agrees to abide by the rules of the community. These may be posted in the unit or at the community pool or office. These rules may change from time to time.

FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in.

GUEST assures us that the guests will observe all conditions and terms of this agreement as to maintaining the rental in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Guest assures that any guest who violates any of the terms of this Agreement shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the guest and/or the Guest’s guest(s). Guest agrees that any guest who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises.

GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises.

GUEST must keep home keys in their possession during the full duration of their stay and return those keys to the lock box upon their departure. If a possible lock out is to occur due to guest error, Oceanside Rentals LLC withholds the right to charge that given guest a $100.00 lock out fee. If a key is missing upon a guest’s departure, Oceanside Rentals LLC withholds the right to charge a $25.00 fee to the guest’s credit card on file. Fees may vary due to any given case and Oceanside Rentals LLC has the right to charge further based on the manager’s discretion.

GUEST agrees that during the term of this agreement and such further time as he/she occupies the premises, he/she will keep the rental clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the agreement, reasonable wear and tear and damage by unavoidable fire and casualty only exception.

GUEST agrees to indemnify and hold Oceanside Rentals LLC and the homeowner harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises by the GUEST, guest, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises. We accept no responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by events beyond our control, including but not restricted to war, terrorist activity, civil commotion, flight delays, or cancellations, airport closures, loss of luggage, adverse weather conditions, fire flood, or industrial dispute. We cannot accept any liability for failure of public supplies such as water, electricity, Internet or breakdown of the air conditioning system; nor for the consequences of the action or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control.

We cannot accept any liability for your personal safety during your vacation. It is particularly important that children are supervised at all times in and outside of the vacation property. We assume no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions. Whenever possible, valuables should be left secure and out of sight.

Waiver of Liability for Pool/Spa (applicable for properties with SWIMMING POOLS and/or SPA/HOT TUBS): BY SIGNATURE BELOW, it is agreed by all parties, Oceanside Rentals LLC, the homeowner, and the Guest, that Oceanside Rentals LLC or the homeowner, will not be held liable for any accidents caused by the actions or negligence and or inability to swim or otherwise stay above water of the Guests, their children, or any guests using the SPA/HOT TUB/SWIMMING POOL, on the property. This waiver specifically excepts any claim and/or liabilities resulting from accidents relating to the structural condition of the fascicles set forth herein, or their operating condition or any kind of accident that occurs in the SPA/HOT TUB/SWIMMING POOL area.

CREDIT CARD AUTHORIZATION: I understand and consent to the use of the credit card provided without an original signature on the charge slip, that an email of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after the rental is vacated. Additional charges may include: unauthorized long distance telephone and satellite TV charges; excessive cleaning fees; damages beyond normal wear and tear and unreturned keys. All charges not covered under the Damage Waiver Fee may be included.
